Cortona South Tampa offers a modern village lifestyle inspired by the village of Cortona in Italy, where neighbors enjoy life, recreation, and community around architectural and landscape details that harken to village life at its best. The 15-acre site is significant for this densely built area and provides an alternative to competing contemporary multi-story single apartment buildings and outdated garden-style apartments. Walker was tasked with not only providing the overarching positioning and brand identity for the community, but also for developing and implementing a host of marketing communications initiatives to support leasing efforts. The result was record lease-up of the community.

Strategy

Walker developed the community identity, reviewed initial community planning and worked with the interior design team to evaluate design decisions that would inspire the complementary brand identity and communications. In collaboration with WRH Reality, Walker also developed initial branded components to support WRH marketing and leasing efforts.

Success

Cortona has been wildly successful since launching. In just its second month, move-ins broke the WRH Realty’s record for the highest number of move-ins in its 21-year history. After just 9 months, Cortona was 78% leased and 65% occupied, matching the fastest multifamily lease-up in Hillsborough County.

I envisioned a distinct community unlike any of the other buildings rising up all over Tampa. Walker Brands helped that vision and built upon it to create the branding, theming, design elements and messaging of Cortona. The logo is timeless and one of a kind, the details in design make our residents feel like they’re living in a resort and our brochure continues to be well received among prospective residents. Everything Walker Brands did, from the branded collateral to the details in getting the feeling of the community just right, truly surpassed all of my expectations. I would 100% work with Walker Brands in the future.
